The Lithia Ridge Architectural Review Committee was incorporated in the Covenants and Deed Restrictions for our community as a means of upholding the aesthetic and architectural standards of our neighborhood.  In reviewing any particular application, the Architectural Review Committee considers whether its actions will assure harmony of external appearance, design, materials, and location in relation to surrounding homes and topography within the community.  Furthermore, the Architectural Committee will respond in a manner that they interpret to be in the best interest of all homeowners in maintaining the value and desirability of the properties as a residential community.

Article V states that "No dwelling, building, parking cover, shed, structure, fence, outbuilding, color change, addition exterior alteration or substantial attachment may be erected, placed, reconstructed or permitted to remain on any lot unless and until approved by the Architectural Committee".

Procedures:

For House Painting: 

The Lithia Ridge Architectural Review Committee has compiled a set of approved color palettes to choose from.  In an effort to offer the broadest range of colors and accommodate paint brand preferences, most of the major paint manufacturers and suppliers found locally are represented.

1) For color palette samples, link to Approved Color Palettes

2) Download and print LRHA House Painting Approval Request Form

3) Fill out the approval request form with all pertinent information including color sample swatches or actual paint applied in the appropriate boxes.  More choices of color palettes with approved color schemes are still being put together by the Architectural Review Committee.  

Note: The Architectural Review Committee recommends a satin paint finish for the body and trim of the home, and a semi-gloss finish for the front door.  In addition to providing a superior appearance to flat, satin will retain its color and appearance for a longer period of time than flat. 

Applications for color schemes that duplicate that of another home within four properties of each other will be declined.

4) Mail or drop off the completed form to the Architectural Review Committee Chairperson or committee member:

The Architectural Review Committee will meet on the third Wednesday of every month to review applications.  Please be sure to submit prior to that date to avoid having to wait until the next month.  Once reviewed by the Architectural Review Committee, the homeowner  will be notified via email of their decision.

For additions or alterations of a fence, shingles, dwelling, building, shed, structure, outbuilding, addition, exterior alteration or substantial attachment:

1) Download and print LRHA Additions & Alterations Approval Request Form  

2) Fill out the approval request form with all pertinent information including site plan drawing(s) showing dimensions, setbacks, landscaping, etc..  

For shingle replacement, please provide a color sample of chosen shingle.  Please note that only "dimensional" style shingles are permitted on homes in our community.

Note: The property owner is responsible for determining whether the improvements, alterations, or additions comply with all applicable laws, rules, regulations, building codes, zoning ordinances, etc.  The Architectural Review Committee shall have no liability or obligation to determine whether such improvements, alterations or additions comply with any such laws.
